South West Property Inspections - Why did we not meet sooner!My wife and I recently settled on an "Off the Plan" home in which we engaged SWPI to complete a "settlement inspection". Melanie was very informative from the initial call I made and was able to advise me what SWPI could offer under my circumstances. In all interactions I had with her, she was very professional and honest which reflected the overall experience I had with SWPI.I had Inspector Mark come out and complete a very thorough inspection of my home which I could not fault his inspection in any way. He picked up scuffs and scratches not visible to the average person eyes. Sounded nearly every tile and found hollow spots even the tilers were impressed with. Even got a drone out to check all roof tiles and gutters. He was able to identify all "major" and "minor" defects which helped me fast-track my defect repairs.The report was provided same day which was impressive as it not only included images of his findings but made mention of all relevant building standards/codes it did not comply with to support the identified defect.I am very late to the party when it comes to engaging a private Inspector like SWPI, and I wish I had done in previous builds. I relied on assurance from council or private certifiers in the past and now believe that having a private inspector representative should be mandatory to any new build. Your inspector will not just check it has been built to code, but check functionality and workmanship. I was lucky that in this build the builder has done a fairly good job in the construction, but going through this process has given me for confidence in my purchase and given me the opportunity to address issues which I would have gone unnoticed until it failed.I strongly recommend SWPI for you building inspection needs. Damian completed our pre-slab inspection yesterday. We received Damian's report immediately after his inspection. The report was extremely detailed and discussed extensive technical pre-slab elements, all of which (and more) were meticulously inspected by Damian. Damian also thoroughly checked everything against our slab engineer plans, drainage plans and construction plans to ensure everything was according to plans.We called Damian to discuss the report and found that he exhibited the utmost care for our build as if it was his own home, and it was clear to us that Damian had carried out our pre-slab inspection with impeccable attention to detail, extensive expert knowledge and the utmost professionalism. Damian held himself and his work to the highest standard and was reliable, honest, highly approachable, informative, meticulous and kind. Damian also went above and beyond during our inspection, personally straightening up the tiniest details in our pre-slab and speaking with our concreter (who was there at the time) so that a minor detail could be corrected on the spot.We were definitely very happy after reading Damian's report and seeing that all elements of our pre-slab was so meticulously checked. I have engaged the services of SWPI and simply cannot recommend them enough. It is highly advisable for anyone building a house to hire a private building inspector. The small investment could save you a world of pain later. You may think your builder is great and has your best interests at heart (and they may do) however the only peace of mind you'll have is to engage SWPI. I am currently building and recently engaged them to carry out an inspection at pre-lining stage. Damian picked up the good and the bad and some of the bad was in the form of defects. I was able to use his report to negotiate critical repairs and rectification with my builder.I would like to add that we were working with a very tight deadline and I am very grateful the team were able to accommodate the inspection prior to the next stage commencing on the build. We received the report the same day (evening) and ended up halting commencement of the next stage due to what was reported. We engaged southwest inspections after receiving a lot of feedback from friends and I would say they have only exceeded our expectations. During our pre-slab inspection, Our SS said it was difficult to provide a fixed slab pour date due to unpredicted weather and then we only had left a day between formwork completion and slab pour. With just less than a day notice about this and all inspectors busy with planned inspections, Melanie from Southwest moved mountains to make things work for us. She is absolutely fantastic and get work done in best possible way and best possible outcome for clients. We were also lucky to have Michael as our inspector who did a through inspector of our pre-slab form work and noted few things which SS corrected in the morning or slab pour. He had to drive 3 additional hours for the round trip just to do our inspection intake, which we highly appreciate. It is always good to have an expert's eye over things and I can't recommend enough how important it is to have third party inspector and southwest for your property.
